The reader we had in mind
Flex Space Austin is written for the owner of a small business, such as an electrician, a cabinet shop, an online seller or a maker, who needs a few thousand square feet with a roll-up door and has never had to decode a triple-net lease. Our team explains what the space is called, which parts of the Austin area it clusters in, and which questions to settle before you sign anything.
What is on the site
- What flex space is, with the terms a listing will use.
- The area guide, which walks the corridors from north Austin to the I-35 south corridor and out to Hwy 71 West.
- The lease checklist, a list of questions grouped by money, the space, terms and move-in.
- The listing page, where a property owner can ask for a featured spot.
What this guide is not
It is not a market report. The area guide describes corridors, road names and building types; it gives no rent, vacancy or availability figures because we have no sourced numbers to show, and we would rather leave a figure out than guess one. The lease checklist collects questions that commonly come up in commercial leases, such as annual rent increases, operating-expense caps, permitted use, who repairs the roof and what happens if you outgrow the unit. It is a prompt for a conversation with your own attorney, not legal advice.
The listing we own
The operator is also planning new flex units in Spicewood, with an opening expected in late 2027. That project is shown on the area page as a featured listing and is labeled as owned by the operator. Read it as advertising for our own project, not as independent advice.
How this site earns money
Today the site earns nothing. No advertisement, affiliate link or referral link on these pages pays us, and no application to an affiliate program has been submitted.
Two kinds of income are possible later: paid featured listings bought by property owners, and referral links to service providers a new tenant may need, such as movers or business-service companies. Featured listings would be labeled as paid placements, and referral links would carry rel="sponsored". We do not take any fee that depends on a lease being signed. Ideas on the table:
- Featured listings paid for by property owners (labeled as such)
- Referral partnerships with service providers (movers, storage, business services) where offered
Who we are and where we stop
This site is run by Spicewood Secure Storage LLC, a small business based in Spicewood, Texas. We are not a licensed brokerage and do not represent tenants or landlords. For negotiating help, hire a Texas-licensed broker (you can check a license at trec.texas.gov) and have a Texas real estate attorney read the lease before you sign.
Fixing mistakes
If a corridor description is out of date or a term is explained badly, write to [email protected] and say which page it is on. Last updated October 2026.
