Austin industrial and flex market, Q3 2026

Brokerages define "flex", "industrial" and "asking rent" differently, so compare figures within one source, not across rows. ECR reports average gross rent, while Newmark and KBC report average asking rent.

What that means if you are a tenant

KBC describes leasing conditions as tenant-favorable: landlords are offering larger tenant improvement allowances and free rent, willing to write 24 to 36 month terms, with annual escalations generally 3.5% to 3.75%. ECR notes that rents were roughly flat in Q3 and that landlords may start pushing rents in 2027. In practice that is a reason to ask for free rent, a build-out allowance and a shorter first term, and to compare at least three buildings.

How this page differs from listing sites

These three sites list available space. We do not run a listings database; we give market numbers with sources and a cost calculator. We looked at each on Oct 30, 2026:

  • Showcase has an Austin flex-space-for-rent page. Rents are shown listing by listing, so open it for current space and prices.
  • Cityfeet shows suite-by-suite detail. Its 6448 E Hwy 290 listing has 7 spaces from 660 SF, most at $15.00/SF/yr triple net, one at $20.00 and one "rate upon request."
  • CommercialCafe shows 1,398 Austin listings (office, retail, industrial and more), with 247 industrial; its FAQ puts average Austin industrial asking rent at $15.56/SF. Many listings say "contact for pricing."

Use them to see what is available this week. Use the table above to judge whether an asking rent is high or low for the market, then run the calculator below.

Facts are from each linked page, read Oct 30, 2026; CommercialCafe says its listing counts were last updated Oct 7, 2026.

Total monthly cost calculator

Base rent is not what you pay. Enter the numbers from a listing; the NNN estimate is the landlord's charge for taxes, insurance and common-area costs. The defaults are placeholders to show how it works, not market data. Nothing you type leaves your browser.

Year-one cost: per month ( per year). Over the term: .

Estimate only. It leaves out utilities, insurance, build-out, deposits and any free-rent period. A tenant-representation broker licensed by TREC (verify at trec.texas.gov) can negotiate for you.
